Selling a home is something many people may only do once or twice in their lifetime, so it pays to be informed prior to listing your property with an agent.  While it is the responsibility of the agent to market the property to result in a successful sale, it is also the owner’s responsibility to present the property at its best to create interest.  The properties that achieve the best results are clean, in good repair and well presented.  We have outlined a few points below to help make the selling process a little bit hassle free – we don’t dare think that we have covered everything just enough to put the wheels in motion so to speak:

·         All windows should be cleaned

·         A fresh coat of paint inside or outside of the house can increase its appeal

·         Metal  framed windows and insect screens should be repaired or replaced, if damaged

·         Keep the lawns cut, edges trimmed and flowerbeds weeded

·         Remove any unnecessary clutter to create the impression of space

·         Clean bathroom sinks, taps and mirrors

·         Oil squeaking doors

Once you have listed your property with an agent, it is important to make your property appealing to prospective buyers by creating a warm, welcoming environment.  First impressions are crucial in decision making for buyers.  Following are a few suggestions to assist in preparing your property for inspections:

·         Maximise natural light by opening curtains and windows

·         Remove any unnecessary clutter from rooms to create the perception of more space

·         Ensure bathrooms are cleaned

·         Carpets should be steam cleaned and smell fresh

·         If possible, remove pets from the property during inspections, as some people may be allergic to or frightened of pets
